Mini-Split Maintenance and Tune-Up in Northern Utah
Yearly ductless mini-split tune-ups: we clean every indoor head and the outdoor unit, clear the drain and test heating and cooling.
When does a ductless mini-split need a tune-up?
A ductless mini-split needs a tune-up once a year, before the season it works hardest, and sooner if airflow drops or the indoor unit starts to drip. A mini-split is a ductless heat pump. An outdoor unit feeds one or more indoor heads on your walls or ceilings through a line set, the copper tubing and wiring that runs between them. In Northern Utah most of these systems cool through July and heat through January, so they get very few days off. Dust settles on the filters and coils inside each head, and the outdoor unit takes the weather head-on. A mini-split tune-up cleans all of it, checks it and gets it running the way it was built to run. If your home has ducts and a central heat pump, heat pump maintenance is the page you want. Everything else we do with ductless systems is under ductless mini-splits.
Warning signs your mini-split is due for service
Weaker airflow from the indoor head
You set the fan to high and the air barely reaches across the room. Clogged filters and a dusty blower wheel are the usual reasons. The blower wheel is the long, round fan inside the head that pushes air into the room, and its thin blades pack with dust over time.
Water dripping down the wall
When a mini-split cools, it pulls moisture out of the air and sends it outside through a small drain line. If that line clogs or the drain pan fills with grime, water backs up and drips from the bottom of the head. Left alone, it can stain drywall or soak the carpet.
A musty smell at startup
A sour or musty odor in the first minutes of running usually means dust and moisture have built up on the indoor coil or the blower wheel. Cleaning those parts is a normal step in a tune-up.
Longer run times and a higher power bill
The system still keeps up, but it runs longer to get there and your power bill creeps up. Dirty coils, a low refrigerant charge or a blocked outdoor unit all make a mini-split work harder for the same comfort.
Common causes of mini-split trouble
Filters nobody remembers to rinse
Most indoor heads have washable mesh filters behind the front panel. They are out of sight, so they get forgotten. A packed filter chokes airflow, lets dust reach the coil and makes the unit strain in both heating and cooling.
An outdoor unit buried in debris
Leaves, grass clippings and seasonal dust collect on the outdoor coil through the warm months. In winter, drifting snow and ice can pile up around the base. Either way, the unit cannot move heat into or out of the house the way it should.
Small refrigerant leaks
Refrigerant is the fluid that carries heat between the indoor and outdoor units. The flare fittings, where the line set connects to each unit, can loosen after many seasons of heating and cooling. A slow leak shows up as weak heat on cold nights or weak cooling on hot afternoons.
Loose wiring and worn parts
Vibration and constant cycling loosen electrical connections. Fan motors and the control board that runs the system also wear with age. A loose wire or a tired part is much easier to deal with during a tune-up than after it quits.
What to expect at your mini-split tune-up
Call or book a visit online and we will set a time during business hours. Our technician starts by asking how the system has been running, which rooms it serves and if you have seen any blinking lights or error codes. Then we work through every indoor head and the outdoor unit:
- Wash or replace the filters in each indoor head.
- Clean the indoor coil and the blower wheel so air moves through them easily again.
- Flush and test the condensate drain line and check the drain pan.
- Clean the outdoor coil and clear leaves, snow or ice from around the unit.
- Check the refrigerant charge and look for signs of a leak at the fittings.
- Tighten electrical connections and check the fan motors and controls.
- Run the system in both heating and cooling modes and measure the air coming out of each head.
- Make sure the remote or wall control reads the room correctly.
When the work is done, we walk you through what we found, head by head. If something needs fixing, we quote it before we touch it, and our repairs carry a warranty on parts and labor. If the system is near the end of its life, we say so plainly and explain what mini-split replacement would involve.
For a yearly check of the whole house, look at our VIP Maintenance Plan. It costs $240 a year and includes one 2-hour visit a year covering an 88-point HVAC and plumbing inspection, a 1-inch filter replacement and a written report, plus 10% off repairs and priority scheduling.
Mini-split maintenance across Northern Utah
We service ductless systems from our home base in Brigham City. Around here you find mini-splits in additions, finished basements, garages and older homes that were built without ducts.
Cache Valley. Logan, Hyrum, Nibley, North Logan and Smithfield. Winter inversions keep houses shut tight for weeks at a time, so a clean filter in every head makes a real difference.
Box Elder County. Brigham City, Tremonton, Corinne, Mantua, Perry and Willard. Seasonal dust and the occasional spell of wildfire smoke coat outdoor coils quickly in these towns.
Weber and Davis County. Ogden, North Ogden, South Ogden and Layton. In older homes in established neighborhoods, a mini-split often cools the upstairs rooms the original system never reached well.
