Slab Leak Repair in Northern Utah

Slab leak detection and repair in Northern Utah: we pinpoint the leak under your concrete floor, then repair or reroute the line.

Is water leaking under your concrete floor?

Warm spots on the floor, the sound of running water when everything is off, or a water bill that jumps for no reason can all mean a slab leak, which is a broken water line under concrete. Some water lines run beneath a basement floor, a garage, or a home or addition built on a concrete slab. When one of them leaks, the water soaks into the soil and works its way up through the floor or along the foundation. Finding it without tearing up the house takes patience and the right tools. We locate the leak first, using non-invasive detection, then repair the line or reroute it around the slab. Slab leak repair is one of our plumbing services.

Warning signs of a slab leak

Warm or damp spots on the floor

A leak on a hot water line warms the concrete above it. Tile can feel warm underfoot, and carpet or a rug can feel damp in one patch for no clear reason.

Water running with every tap closed

If you hear water moving in the floor or the walls when nothing is turned on, water is escaping somewhere. A water heater that seems to run more than usual can be part of the same story.

A meter or water bill that won't settle

Turn off every faucet and appliance and watch the water meter. If it keeps creeping, there is a leak. A bill that climbs while your habits stay the same tells you the same thing.

Cracked or lifting flooring and musty smells

Swollen wood, loose tiles, new cracks in the concrete or a musty smell near the floor can all mean water has been collecting under the slab for a while.

Common causes of slab leaks

Corrosion from hard water

Mineral-rich Northern Utah water slowly wears at the inside of metal pipe. Over time the wall thins until a pinhole opens under the concrete.

Pipe rubbing against concrete or gravel

Water lines expand and contract as hot water runs and cools. Where a pipe touches concrete or sharp gravel, that small movement can wear a hole through it.

Shifting soil

Freeze-thaw cycles and settling ground can move a slab and the soil beneath it. That movement puts stress on pipes and joints that are locked in place by the concrete.

Weak spots from the original install

A dented, kinked or poorly joined pipe can last for years before it finally gives way under the floor.

What to expect from slab leak detection and repair

If water is coming up through the floor or the meter is spinning, shut off the main water valve, then call (435) 730-2536; we offer 24/7 emergency plumbing. We start by confirming there is a leak, often by watching the meter with every fixture off. Next we isolate the lines to learn whether the leak is on the hot side or the cold side. Then we pinpoint it from above with leak-locating tools, including equipment that picks up the sound of escaping water through concrete. This narrows the search to a small area before anyone touches the floor.

Spot repair

When the leak is in one accessible place and the rest of the pipe is in good shape, we open a small section of concrete right over it, replace the damaged piece of pipe, test it, and patch the slab.

Rerouting the line

When the pipe under the slab is old, has leaked before or sits under a hard-to-reach spot, rerouting is often the better answer. We leave the broken line in place, disconnected, and run new pipe through walls, ceilings or the basement, above the floor. This trenchless option skips concrete cutting entirely.

Before any work starts, we explain both options, which one we recommend and why, and the price. If tile, wood or carpet over the leak needs to come up, we tell you first so you can plan for the flooring. Repairs come with a warranty on parts and labor.

Frequently asked questions

How can I check for a slab leak myself?+
Turn off every faucet, toilet and water-using appliance, then look at your water meter. If it keeps moving with everything off, water is going somewhere, and a hidden leak is a likely reason.
Do you have to break up my floor to find the leak?+
No. We locate the leak from above the slab with leak-locating tools first. Concrete only comes up if a spot repair is the right fix, and then only over the leak.
Is it better to fix the pipe under the slab or reroute it?+
It depends on the age and condition of the pipe and where it runs. A single leak in otherwise sound pipe often gets a spot repair. Older lines, or lines that have leaked before, are usually rerouted above the floor.
What should I do until the repair is done?+
If water is coming up through the floor or the meter is spinning quickly, shut off the main water valve, then call (435) 730-2536; we offer 24/7 emergency plumbing. Otherwise, use water lightly and call us during business hours to set up leak detection.
